Ocean Art Center is a part of the Ocean Real Estate Development and renovated from one of the textile factory buildings on the site, which is next to the east fourth ring road in Beijing. The decision to reuse the existing two-story facility indicated the client’s acceptance of the particular quality of such construction. Therefore, the renovation design attempts to enhance and further express the spatial order and the structural logic of the industrial architecture: The open space of the interior is kept intact by having fewer and lower partitions; the new U glass curtain wall exposes the original large span reinforced concrete frame. Due to planning reasons, three bays of the structure has to be cut off; however, the traces of the cut become part of the elevation so that this particular stage in the life circle of the building, along with others, are recorded in the recent transformation.Meanwhile, on the north side, the spatial organization of the factory extends out to form a courtyard of stripes. The new functions of the project includes the real estate sales office downstairs and the art center per se on the second floor, where various activities of contemporary art, such as exhibition, film, performance, will unfold.
